RENOVATIONS - KITCHEN CABINETS - A 2008 PROJECT
We have installed the final 2 cabinets since the last report. Therefore we have now installed all 5 cabinets from last year. This project is complete.

UNIT SLIDING GLASS DOORS
It appears Apple Glass has gone out of business and will not be installing anymore doors this year. The last two doors will be added to next year’s list and will be installed by a new contractor. This project is complete.

POOL AND PATIO FURNITURE
The plan is to replace pool & patio furniture on an as needed basis. Since the last report we have re-strapped 14 lounge chairs, 2 pool deck chairs and ordered 6 new umbrellas. So far this year we have purchased 36 new pool deck chairs, 36 new lounges, 12 new umbrellas and 8 tables. We have also re-strapped 37 chairs and lounges and replaced 30 umbrella frames. In addition over the last two years, we have replaced the balcony tables and chairs in all units.

RENOVATIONS-POCKET DOORS
The plan is to replace the pocket door between the vanity and the bathroom in all two bedroom units with a regular swinging door. Since the last report, we have installed the new door in 4 more units. So far 32 units are complete and we have only 2 units to go.

AIR CONDITIONING
The plan is to replace air conditioners on an as needed basis. Since the last report, we have not had to replace any of our air conditioners. So far this year, we have replaced a total of 12 air conditioners.

UNIT CARPET-3rd FLOOR
Since the last report we have installed new carpet in 17 more units. So far 26 units are complete leaving 4 units to go. The plan is to complete the remaining units as they become available.

RENOVATIONS-CABINETS & COUNTER TOPS
Since the last report we have ordered 4 new cabinets. When they arrive we will have a total of 5 cabinets, 1 vanity and 1 backsplash waiting to be installed. So far we have installed 3 cabinets and the backsplash in two units.

TELEVISIONS & DVD’S
We have purchased 3 new DVD players since the last report. So far this year we have replaced 5 televisions and 11 DVD players.

UNIT STOVES, MICROWAVES, REFRIGERATORS ANDMATTRESSES
Since the last report we have purchased 4 stoves, 6 mattresses, 3 refrigerators and 2 microwaves. So far this year we have purchased 4 stoves, 30 mattresses, 6 refrigerators and 6 microwaves.

UNIT DRAPES & MIRRORS
During maintenance weeks the drapes and mirrors in all units will be inspected, inventoried and scheduled for repairs or replacement as needed. We expect that the mirrors will be repaired or replaced this month. The new drapes will be installed as soon as they can be delivered.

Operations  
TURTLE SEASON STARTS
The “Turtle Season” officially ended on November 1st and our exterior building, parking lot and pool deck lights will be turned back on A.S.A.P
 
CLEANING THE SWIMMING POOL
Our swimming pool was closed down for 4 days during week 40 for cleaning and repairs. During that time arrangements were made with a nearby resort for our owners and guests to use the pool. We are very pleased to report the cleaning process was very effective. Four days of scrubbing the pool bottom and sides with the assistance of the right chemicals has the pool looking like new! While the pool was closed other necessary repairs were completed as well. The best news of all is that the successful cleaning project saved us more than $20,000 and a much longer pool closure that would have been required if we had to completely redo the pool interior. Three cheers for our maintenance staff.
 
   
Other Achievements  
         Suntan lotion back on sale at the front desk by popular demand.
         Testing two new methods to keep birds off our balconies.
         Customer service training continues for all resort staff.
         Installed hand sanitizers in common areas for health reasons.
         Cleaned the carpet in 40 units since the last report.
         Replaced rusted speakers on the pool deck.
         Some 1st floor patios to be resealed by contractor.
         Modifying pool deck umbrella stands to make them sturdier.
         Steam cleaning all sofas and chairs during maintenance weeks.
         Testing new routers to improve our WIFI service.
         Replaced 5 sofa cushions and repaired one torn seam.
         Replacing the foam in the sofa cushions in 12 two bedroom units.
         Repaired broken mirror in 1 two bedroom unit.
         Ordered new glass for business office door.
         Recreation room roof work has begun.
         Barnacle’s latest remodeling project has begun.
         New sofa scoring well on survey so far.

The 2009 real estate tax invoices will be mailed to all owners in early November. Everyone should understand that the bills will be higher this year because we will not have the benefit of the unusual refund received from Volusia County last year.
